Reroofing sits in an awkward spot. It's too big to be a maintenance job you barely notice, but it's not the total rebuild people fear either. Here's what it actually costs around Whangārei, what a proper reroof includes, and where the price genuinely moves.

First, what "reroofing" actually means
The words get used interchangeably and it costs people money. Quick definitions:

What a complete reroof includes
If a quote doesn't cover all of this, it isn't a reroof — it's a partial one with a surprise attached.
- Inspection and measure. Confirming that reroofing is genuinely the right call before anyone commits.
- Strip and disposal. Old material off, sorted, and away — including tip fees.
- Deck and purlin check. The part you're really paying a professional for. Rot and damaged purlins get repaired now, not sealed under new steel.
- Underlay. A second line of defence, and cheap while the roof is open.
- New roofing installed. Correct fixing pattern for the wind zone, correct laps, correct fasteners for the exposure.
- Flashings, ridge and barge. New, not reused. Old flashings on a new roof is a false economy that shows up in the first southerly.
- Site clean and final check. Every nail and offcut off the property.
What pushes the price up
What's currently up there
Stripping corrugated steel is straightforward. Stripping decramastic tiles, old concrete tiles or multiple layers is slower and heavier, and disposal costs more. Budget toward the top of the range if you're removing anything other than plain steel.
Two storeys and difficult access
Scaffolding is the single biggest swing factor on many jobs and can add several thousand dollars. A single-storey home with a clear perimeter is the cheapest roof in town to work on. A two-storey place on a sloping section with a deck in the way is at the other end.
Roof complexity
Cost follows the number of edges, not just the area. Multiple planes, dormers, valleys, chimneys and skylights all mean more flashing work, more cutting and more time. A simple gable roof of 160m² will come in well under a cut-and-fill roof of the same area.
What we find underneath
On older homes there's usually something. Often it's minor — a couple of purlins and some patching. Occasionally it's significant. Any honest quote includes an allowance for this and a clear rate if more is needed.
Spouting and drainage
If your guttering is the same age as the roof, it's due too. Doing gutter repair or full replacement while access is already paid for is significantly cheaper than a separate visit later. It's also the right moment to add gutter guards if you're surrounded by trees.
Reroofing older Whangārei suburbs
A lot of our reroofing work is concentrated in the city's established streets, and it's no mystery why — whole neighbourhoods were built within a decade or two of each other, so their roofs reach the end of their lives at roughly the same time.
Homes around Kensington, Raumanga, Morningside and Regent commonly have original steel that's rusting around the fixings, or tile that's shedding its surface. In Mairtown and around the Whangārei CBD, steeper pitches and original chimneys add flashing work and therefore cost.
